Five Signs You Need a New Roof

It may be difficult to know if it’s time to get a new roof on your home in Tacoma, Gig Harbor, or Port Orchard. As a homeowner, there are a few signs that provide a clear indication that it’s time for a new roof. Here are our top five.

Excessive Moss

One of the most obvious signs that you need a new roof is excessive moss growth. Moss that has been left for too long can damage your roof. As moss grows and gets thicker it works its way under your shingles leading to curling or cracked shingles.

Curling, Cracked, or Missing Shingles

Shingles are the first line of defense in keeping the weather outside.

When a majority start to curl or crack, it’s likely time for a new roof. Let’s review the issues that arise from each:

· Curling & Cracked Shingles

A curled or cracked shingle needs to be addressed quickly. This is because it usually indicates there is an issue with the framing or infrastructure of your roof. A buckled shingle is caused by moisture buildup that then causes the framing to buckle or shift.

Cracked shingles are often a sign of wind damage. We recommend you replace the cracked shingles as soon as it’s safe to do so, and then call in a professional for a further inspection.

  • Missing Shingles

These leave your underlayment exposed to the elements. So, replace any missing shingles as soon as you can.

Damaged Flashing

Flashing is a layer of waterproof material that keeps water from getting into places it does not belong. This includes around chimneys, or at roof pitch changes. When damaged, water can get through these penetrations on your roof.

Any damaged flashing should be inspected by a professional. They will help you best determine your next steps.

Granules in the Gutters

If you’ve kept up on fall and spring roof maintenance projects, you will know you need to pay attention to granule loss. Some granule loss is normal. It becomes problematic when you see more than you have before. Especially when your shingles appear to have no granules.

Regular Interior Leaks

You know a big leak needs to be addressed right away, but you’d be surprised at how often people live with small leaks.

When left, these leaks only become bigger. If you notice any of the following, you should contact a professional right away:

  • Water stains in ceilings or walls

  • Dripping sounds

  • Mold growing in ceilings/walls

  • High humidity levels indoors

  • Musty smell indoors
