Cost Considerations When You’re Getting a New Roof

A new roof is not a common undertaking for homeowners, so it’s easy to see how this decision can bring about concerns around cost. If you’re considering a new roof for your home in Tacoma, Gig Harbor or Port Orchard, here are some considerations when it comes to the cost of your roof:

Roof Cost

Of course, the size of your roof is a big factor, but a typical asphalt single roof in the Pacific Northwest typically cost between $5 and $7 a square foot, with the average price of a new roof costing around $12,000. Cedar shake and metal roofs average between $13,000 and $20,000.

In general, a less expensive roof will not last as long as a more expensive roof, but you should expect a new roof to last at least 25 years.

Architecture Impacts Cost

With those averages in mind, you will also want to consider your home’s architecture. If you have a roof with several peaks, it will make the job more time consuming. It’s not necessarily more difficult for an experienced roofer, but it will take more time to get it done right.

Existing Conditions

With any new roof, you will need new shingles. But you also need to consider the underlayment and decking materials that might need to be replaced. If you need a refresher on the roof terms you should know, check out a recent blog post on that topic here.

The Warranty

The manufacturer of your roof and roofing materials all offer a warranty, which will vary from company to company, and may cover the shingles, or other specific components. A more comprehensive warranty provides you with additional protection, but it might also come at a higher cost.

Your warranty is your protection, and from our experience it is worth your time to understand what you are (or aren’t) getting.

Experience of your Roofer

Experience is key. A more experienced contractor will be correctly licensed and insured, which protects you from financial liability if something goes wrong, And an experienced contractor will know which product is right for the job, and will have a more experienced crew ready to do the job. All these factors save you time and will ensure the roof is installed correctly.
