Because 3-tab and dimensional shingles are by far the most common, we will provide estimates for these.
3-tab shingles usually come with a 25-year manufacturer warranty, while dimensional shingles come with a 30-year manufacturer warranty.
When your roof is vented properly the shingles installed correctly, and you regularly maintain your roof, we typically see homeowners get 80-85% of the life span out of an asphalt roof. That means you can expect to get about 20-22 years out of your 3-tab shingle roof and 25-28 years out of your dimensional shingles.
Can a roof last longer – absolutely. So, how do you get the most out of your new roof? Take care of it! Routine maintenance and care go a long way. This includes clearing your gutters, keeping debris like leaves and moss at bay, and doing visual inspections of your roof yearly will help your roof last.
How long can a roof last with good maintenance? You can expect a dimensional shingle roof to last between 30-40 years and luxury shingle roofs can last up to 50 years.
